Airoli Poised To Become Premier Business District In MMR, Reveals Liases Foras Report

Airoli is set to become one of the premier business districts in the Mumbai Metropolitan Region (MMR), thanks to its robust physical infrastructure, burgeoning housing supply, and expanding business ecosystem, according to a report by real estate research firm Liases Foras.

The report, titled "Airoli - Epicenter of a Prospering Enclave, an Emerging Better Business District," was released on Wednesday.

Pankaj Kapoor, Managing Director of Liases Foras, highlighted Airoli's potential, stating, "The area in and around Airoli is a goldmine for home seekers, investors, and businesses, with the housing stock expected to nearly double to 185,000 units by 2030." He further emphasized Airoli's seamless connectivity, which offers 30-40% less travel time to key business hubs and the upcoming Navi Mumbai International Airport, positioning Airoli as a prime destination and a significant growth driver for Navi Mumbai.

The report noted that Airoli is poised to offer mid-premium homes priced between Rs 15,000 and Rs 20,000 per square foot, striking an ideal balance for potential buyers. The area's commercial spaces, proximity to major business hubs, and a thriving IT industry contribute to a compelling business environment for both employers and employees.

"Airoli's investment potential and livability quotient are further enhanced by its 25-minute access to over 325 educational centers, 140 healthcare hubs, and 120 shopping hotspots," the report added.

Dr. Niranjan Hiranandani, Chairman of the Hiranandani Group, commented on Airoli's strategic advantages: "Airoli's proximity to key hubs like Thane and Mumbai, coupled with its growing pipeline of high-quality housing, makes it an attractive destination for both businesses and professionals seeking a balanced live-work-play environment."

He also highlighted the region's strategic integration of IT parks, commercial spaces, and urban amenities, fostering an ecosystem conducive to innovation and growth. "With ongoing investments in infrastructure, such as improved road networks and public transport, Airoli is poised to become a preferred destination for global and domestic enterprises," Hiranandani said.

Hiranandani further emphasised Airoli's appeal, underscored by Navi Mumbai’s planned development ethos, which prioritizes sustainability and smart urban planning. "As Airoli continues to evolve, it stands as a testament to the potential of integrated urban ecosystems to drive economic growth and quality of life," he concluded.
