Mumbai: In a bid to curb the rising menace of duplicate property registrations in Maharashtra, Hitesh Thakkar, Vice President (Maharashtra) of the National Real Estate Developers Council (NAREDCO), has urged the state government to integrate the Inspector General of Registration (IGR) website with the MahaRERA portal.

What Does The Recommendation Aims To Establish?

The recommendation aims to establish a streamlined and transparent system that would safeguard both developers and homebuyers from fraudulent registrations — a problem that has increasingly led to prolonged legal battles and financial losses.

Thakkar's proposal aligns with the Centre's move toward digitization of property registration through the draft "The Registration Bill 2025", prepared by the Department of Land Resources under the Ministry of Rural Development. However, experts point out that the draft law does not include a specific provision to prevent duplication of property registrations, leaving a significant loophole in the system.

Several instances have emerged in recent years where properties have beenfraudulently registered to multiple buyers. 

“Buyers often discover only after payment that the same property has been registered to someone else. Resolving such disputes can take years in court, causing both financial and emotional trauma,” said Thakkar. “This is why real-time integration between IGR and MahaRERA is critical.”

While the Registration Bill is still at the consultation stage nationally, industry bodies like NAREDCO are pushing for state-level mechanisms to be developed in parallel. Integration of platforms such as IGR and MahaRERA — which currently operate independently — would allow real-time validation of ownership, title status, and project approvals before any transaction is finalized.
