Mumbai, August 7, 2026: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has granted an automatic four-month extension to the registration of eligible real estate projects across the state, invoking the force majeure provisions of the Real Estate (Regulation and Development) Act, 2016, in view of disruptions arising from the prevailing West Asia conflict.
In an order issued on August 7, MahaRERA said the extension would apply to all registered projects whose original, revised, or previously extended completion dates fall on or after February 28, 2026. However, projects registered on or after August 1, 2026, will not be eligible for the relief.
The order comes after the Ministry of Finance treated the prevailing West Asia situation as “War” for the purpose of invoking force majeure through an Office Memorandum dated April 29.
Subsequently, the Ministry of Housing and Urban Affairs (MoHUA), through an advisory issued on July 31, directed all Real Estate Regulatory Authorities to issue common orders extending project registrations by four months instead of requiring individual applications from promoters.
Automatic Relief Under RERA Provisions
Invoking powers under Sections 6 and 37 of the RERA Act, MahaRERA directed that the extension would be granted automatically without requiring developers to submit separate applications.
“The registered projects whose completion dates, revised completion dates, or extended completion dates fall on or after 28.02.2026 shall stand extended by four months. However, projects registered on or after 01.08.2026 shall be excluded from this extension,” the order stated.
MahaRERA has also instructed its Registration and IT Cell to make the necessary changes in its records and on the regulator’s web portal to implement the order with immediate effect.
The regulator said the move is aimed at easing compliance for developers facing delays due to disruptions in global supply chains, logistics, and the availability of construction materials arising from the geopolitical situation.

Welcoming the decision, Kamlesh Thakur, President, NAREDCO Maharashtra, said the order provides regulatory certainty to the sector during an extraordinary period.
“We welcome MahaRERA’s timely and pragmatic decision to grant an automatic four-month extension to eligible real estate projects under the force majeure provisions of the RERA Act. This is a balanced and industry-sensitive step that acknowledges the genuine disruptions caused by the prevailing geopolitical situation and its cascading impact on global supply chains, construction material availability, logistics, and project execution,” Thakur said.

He added that the automatic extension would reduce procedural delays by eliminating the need for individual applications and allow developers to focus on project execution while remaining compliant with RERA norms.
The decision is expected to benefit a large number of ongoing housing projects in Maharashtra that have experienced delays due to disruptions linked to the conflict in West Asia, while also providing clarity to homebuyers on revised project timelines.
