MahaRERA Becomes First In India To Register Over 50,000 Housing Projects, Contributing 35% Of National Total

In a major milestone for the real estate sector, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has surpassed 50,000 registered housing projects, becoming the first and only state in India to do so. The achievement coincides with MahaRERA completing eight years of operation and entering its ninth year.

Mumbai: In a major milestone for the real estate sector, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has surpassed 50,000 registered housing projects, becoming the first and only state in India to do so. The achievement coincides with MahaRERA completing eight years of operation and entering its ninth year.

According to official data, Maharashtra alone accounts for 35% of all housing projects registered across the country. As of now, 50,162 residential projects have been registered with MahaRERA. Tamil Nadu follows at a distant second with 27,609 projects, and Gujarat comes third with 15,322.

Nationally, only these three states have crossed the five-figure mark for housing project registrations. The total number of housing projects registered with all RERA bodies across India stands at 1,44,617, as per the Ministry of Housing and Urban Affairs.

Calling it a significant achievement, MahaRERA Chairman Manoj Saunik said, “This is a moment of pride for Maharashtra. The real estate sector, once concentrated in the Mumbai Metropolitan Region and Pune, is now expanding across the state. The growing demand for housing reflects Maharashtra’s social and economic progress. MahaRERA continues to empower homebuyers and minimize grievances by ensuring strong regulatory oversight.”

Registration More Streamlined, but Approval Bottlenecks Remain:

Keval Valambhia, Chief Operating Officer of CREDAI-MCHI, the apex body for real estate in the Mumbai Metropolitan Region, noted that while MahaRERA's registration process has become more efficient, delays persist in securing approvals from local authorities.

“The registration process with MahaRERA has evolved significantly, but the sluggish pace of approvals from other bodies remains a concern,” Valambhia said. “An integrated digital platform linking local authorities and MahaRERA would greatly simplify and speed up registrations.”

He cited the example of the KDMC fake IOD and CC certification case, which prompted authorities to mandate digital verification of such documents by local bodies. While the BMC has implemented effective digital systems, other municipalities still struggle with outdated processes.

CREDAI-MCHI has launched a helpline to support developers navigating the registration process. Valambhia emphasized that MahaRERA has brought transformative change to the industry—enhancing transparency, financial discipline, and accountability.

Under MahaRERA norms, developers must submit quarterly updates and maintain 70% of project funds in a dedicated escrow account to prevent fund diversion, thereby safeguarding homebuyers’ interests. The regulator also operates a dedicated legal grievance redressal mechanism, further reinforcing accountability.

MahaRERA established under the Real Estate (Regulation and Development) Act, 2016, since its inception in 2017.

Regional Spread of Registered Projects:

Among Maharashtra’s districts, Pune leads with 12,788 registered housing projects, followed by Thane (6,746), Mumbai Suburban (5,907), and Raigad (5,360). The Konkan region, which includes the Mumbai Metropolitan Region, accounts for the highest number of projects (23,770), followed by Pune (15,932), North Maharashtra (4,621), Nagpur (2,764), Chhatrapati Sambhajinagar (1,886), and Amravati (957).
