Navi Mumbai: The Navi Mumbai Municipal Corporation (NMMC) has announced a decisive move to recover pending property taxes by auctioning seized properties of tax defaulters from April 2025. The municipal corporation has issued notices to a total of 454 defaulters across eight wards, urging them to settle their outstanding dues immediately to avoid further legal action.

Municipal Commissioner and Administrator Dr. Kailas Shinde has appealed to property owners to clear their tax arrears promptly. “Failure to do so will result in the auctioning of their seized properties, beginning in April this year,” a NMMC official stated.

The Property Tax Assessment and Collection Department is responsible for levying and collecting property tax on various properties within the municipal limits. As per the Maharashtra Municipal Corporations Act, the bills for property tax are prepared under Schedule ‘D’, Chapter 8, Rule 39. In case of non-payment within the stipulated period, action is taken under Section 128 and Rules 42 to 48, which include property seizure and subsequent auction.

To facilitate the auction process, NMMC is in the process of appointing authorized government valuers to assess the market value of the seized properties before putting them up for sale.

Municipal body issues notices to 454 defaulters, offers 50% waiver on penalties under ‘Abhay Yojana’

To ease the financial burden on taxpayers, NMMC has introduced the ‘Abhay Yojana’, effective from March 10, 2025. Under this scheme, tax defaulters can avail a 50% waiver on late payment penalties if they clear their dues by March 31.

For the convenience of taxpayers, the municipal headquarters and other divisional offices will keep their tax payment centres open on weekends from 10 am 5 pm to facilitate the payment process.

NMMC urges all defaulters to take advantage of the Abhay Yojana and clear their dues to avoid legal repercussions, including the auctioning of their properties.
