'Outlet Mall Of India': Bhiwandi MMR To Unveil Maharashtra's Largest Outlet Mall On May 1 With 150+ Brands & Entertainment |

Mumbai: Bhiwandi, long known for its warehousing and logistics clusters, is poised for a retail transformation with the upcoming ‘Outlet Mall of India’, a large-format shopping and entertainment destination planned within the Mumbai Metropolitan Region (MMR). This mall is slated for opening on May 1st. 

Developed by Bhumi World, the project is positioned as Maharashtra’s first dedicated outlet-style mall, introducing a year-round discount retail model that brings together over 150 national and international brands under one roof.

Prakash Patel, Managing Director of Bhumi World, said the mall draws inspiration from international retail formats, particularly in Europe, where destination shopping is integrated with entertainment offerings. This mall offers infrastructure for live courts among others. 

“Consumers in cities like Mumbai increasingly spend their weekends and holidays in malls due to the limited availability of large parks and entertainment zones. This concept has been introduced to address that gap,” he said.

“The larger development is spread across 400 acres, of which around 150 acres have been allocated for the outlet mall and related infrastructure. The entire cluster is expected to be developed over the next 10 to 15 years,” Patel added.

He further noted that the project’s proximity to Thane, along with upcoming infrastructure such as the Thane-Borivali Twin Tunnel, will significantly improve connectivity, enabling smoother travel from the western suburbs to Thane and Bhiwandi in the coming years.The mall is designed around an “always-on discount” format, offering premium fashion and lifestyle products at reduced prices throughout the year. The brand mix is expected to include global and domestic labels such as Armani Exchange, Superdry, Lacoste, Levi’s, ASICS, Calvin Klein, Tommy Hilfiger, Jack & Jones and Vero Moda, spanning apparel, footwear, accessories and lifestyle categories.

Beyond retail, the project has been conceptualised as an experience-led destination to drive footfall. A key feature is a 2,500-seat open-air amphitheatre, which will host concerts, comedy shows, cultural programmes and brand events. A one-acre curated flea market is also planned, aimed at showcasing independent brands, pop-ups and rotating experiences to create a dynamic, community-driven environment.

According to the developer, the mall will also address the lack of organised dining options in Bhiwandi. A dedicated food zone will include a mix of quick-service outlets, fine dining spaces and six rooftop restaurants. 

Among the highlights is a 25,000 sq. ft. brewery, alongside a cluster of more than 20 food trucks designed to create a festival-like atmosphere. Additional attractions such as go-karting and golfing facilities are expected to further expand the mall’s appeal as a leisure destination.

Strategically located along the Old Mumbai Nashik corridor, the project is expected to benefit from improved regional connectivity, including access to the Samruddhi Mahamarg. Its catchment is likely to include consumers from Bhiwandi, Thane, Navi Mumbai and Mumbai where big leading real estate developers big township projects already ongoing and a few have been occupied.
