Bollywood playback singer Shantanu 'Shaan' Mukherjee and his wife Radhika Mukherjee have acquired a 6,300-square-foot luxury residence at the Palmera complex in Bandra West for Rs48 crore. Created by combining three separate apartments across roughly one-and-a-half floors on the 18th level, the transaction—brokered by Propbay India LLP and registered on August 20, 2026—serves as a high-profile case study for an unprecedented wave of high-net-worth real estate transactions across Mumbai.
The deal deepens a multi-generational Bandra connection for Shaan, whose late father, musician Manas Mukherjee, also lived in the suburb. However, its broader industry significance lies in how seamlessly it reflects the sheer volume of capital flowing into premium residential developments.
Palmera: Architectural specs, features and amenities
The venue for Shaan’s purchase, Palmera, is a boutique residential tower developed by Pantheion Real Estate at 8 Turner Road, near the junction of St Martin's Road in Bandra West. Constructed on the redeveloped plot that once housed the landmark bungalow of veteran film actress Mala Sinha, the project stands Ground + 22 storeys tall and is designed as a low-density sanctuary containing just 32 exclusive residences, limiting occupancy to a maximum of two apartments per floor.
Architecturally, Palmera features flexible open-plan bare-shell layouts allowing custom configurations, private apartment lobbies, attached open decks and an extraordinary 3.3-metre floor-to-ceiling height. Shaan’s transaction at Palmera mirrors a wider surge documented in the Lighthouse Luxury Quarterly Real Estate Report, compiled in partnership with proptech intelligence platform Zapkey using verified Maharashtra government registration records.
During the first quarter of FY27 (April to June 2026), Mumbai recorded 1,499 luxury property registrations for homes priced at Rs5 crore and above. This translated to an aggregate market value of Rs14,903 crore, representing a velocity of nearly 16 luxury home deals per day and roughly Rs164 crore generated daily in transaction value.
April marked the peak volume period of the quarter with 563 registrations totalling Rs5,726 crore. While overall transaction volume experienced a temporary 22.7 per cent drop in May with 435 registrations worth Rs4,492 crore, average ticket sizes held firm at Rs10.3 crore. Market activity rebounded in June with 501 registrations valued at Rs4,686 crore, powered primarily by strong end-user demand in the entry-level luxury band priced between Rs5 crore and Rs10 crore.
