Tata Investment Corp Ltd has completed the purchase of two premium commercial properties at Lodha Excelus, located in New Cuffe Parade, Wadala, Mumbai.
The agreements were registered on January 10, 2025, marking a significant deal in Mumbai’s real estate sector, according to documents accessed btly CRE Matrix - A Real Estate Data Analytics Firm.
The properties, both sold by NCP Commercial Pvt Ltd, include the complete 22nd floor and 17th floor of Lodha Excelus. The total agreement value for the transaction stands at ₹148 crore.
The 22nd floor, spanning a carpet area of 21,302 sq. ft., was acquired for ₹73.75 crore, with a stamp duty of ₹4.42 crore. This property includes 35 dedicated car parking spaces.

Similarly, the 17th floor, covering 21,441 sq. ft. of carpet area, was purchased for ₹74.24 crore, with a stamp duty of ₹4.45 crore. This floor comes with 28 car parking spaces.
