Mumbai News: BMC Records ₹7,610 Crore Property Tax Collection In FY26, Surpasses Target With Historic High

Mumbai, April 1: Despite legal complexities, exemptions for 500 sq. ft. properties since 2022, and substantial revenue stuck in litigation, the BMC has exceeded its property tax collection target with a record-breaking performance.

The Assessment and Collection (A&C) Department collected Rs 7,610.90 crore in the financial year 2025–26, surpassing the revised target of Rs 7,341 crore and setting a new all-time high. Notably, Rs 399.74 crore was collected in a single day on March 31, 2026, the highest single-day revenue in the corporation’s history.

Record collections across regions

The total property tax collection reached 103.68% of the revised target, with an additional Rs 301.13 crore collected as penalties. The highest collection was from the western suburbs, totalling Rs 3,721.33 crore, followed by the city at Rs 2,102.60 crore and the eastern suburbs at Rs 1,457 crore.

Ward-wise, the top collections for FY 2025–26 (April 1, 2025 – March 31, 2026) were recorded by K East (Rs 719.23 crore), K South (Rs 670.64 crore), K West (Rs 622.16 crore), covering the entire Jogeshwari and Andheri area, H East (Rs 577.78 crore), covering Santacruz, Khar, and Bandra East, and H West (Rs 536.55 crore), covering Bandra West.

Recovery efforts and enforcement

Property tax continues to be a crucial source of revenue for the civic body. As of March 2026, the BMC is pursuing Rs 6,000 crores to Rs 10,000 crore in outstanding dues, much of it tied up in legal disputes.

To recover these arrears, the BMC has launched a crackdown on defaulters, attaching 6,922 properties with unpaid property tax totalling around Rs 6,089 crore for FY 2025–26.

Following these measures, 2,888 defaulters have cleared dues amounting to Rs 784.32 crore. Currently, 483 properties remain under seizure, while 210 are slated for auction, according to civic data.

"This consistent follow-up by the team of officials has helped set a new record in revenue collection," said a senior civic official.
