Mumbai News: Ajay Devgn Leases Commercial Office In Andheri West For ₹3.3 Crore Over 5 Years, Secures 6.5% Rental Yield

Mumbai: Bollywood star Ajay Devgn has leased out a commercial office unit in Mumbai’s bustling Andheri West, securing a rental income of approximately Rs 3.3 crore over a five-year period, according to property data reviewed by Square Yards.

The lease, officially registered in May 2025, involves a monthly rent of Rs 5.47 lakh for the first three years, increasing to Rs 6.29 lakh for the remaining two years. The property, spanning 2,545 sq. ft. of carpet area, is located in the premium commercial project ‘Signature by Lotus’. The tenant is Bombay Design Centre Private Limited.

The agreement includes a security deposit of Rs 16.42 lakh, with stamp duty and registration fees totaling Rs 86,500.

Situated in Andheri West—the leased unit is part of a trio of adjacent spaces Devgn purchased in April 2023 for a combined Rs 30.35 crore (approx. Rs 10.12 crore per unit). Based on the lease terms and acquisition cost, the rental yield is estimated at 6.5% for the initial term and 7.5% for the latter period.
