Mumbai: Godrej Properties has bought a 16-acre land parcel in Upper Kharadi, Pune. This land will be used to build premium homes and high-street retail shops. The company expects to earn about Rs 3,100 crore from this project.
This land has space to develop 2.5 million square feet. Godrej shared this update through an official statement.
This is the second land deal by the company in the Kharadi–Wagholi area in June 2025. Earlier this month, Godrej had bought another 14-acre plot in Kharadi. That project has a revenue potential of Rs 4,200 crore.
So far, the total expected revenue from both projects in this micro-market is about Rs 7,300 crore.
The Upper Kharadi site is close to major IT hubs like Viman Nagar, Magarpatta, and Hadapsar. These areas are known for their good roads and fast-growing infrastructure.
Gaurav Pandey, the CEO of Godrej Properties, said Upper Kharadi is one of Pune’s most promising locations. He said the company wants to grow in such areas and plans to build a modern, future-ready township.
Real estate data platform Square Yards reported that property rates in Kharadi were Rs 13,319 per square foot in early 2025. This is slightly lower than Rs 13,510 per square foot in early 2024.
On Monday, the company also said it would build a new housing project on a 14-acre site in Hoskote, East Bengaluru. That project may earn Rs 1,500 crore.
Godrej Properties also reported its best-ever quarterly bookings in Q4 of FY25. It earned Rs 10,163 crore, up 7 percent from last year.
This strong performance shows the company’s growing focus on top Indian cities.
