Mumbai Real Estate: Actress Sonakshi Sinha Sells Her Luxury Apartment In Bandra; Records 61% Appreciation

Bollywood actor Sonakshi Sinha has sold her luxury apartment in Bandra West, Mumbai, for ₹22.50 crore, according to property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR). The transaction was officially registered in January 2025.

The apartment, situated in 81 Aureate, a premium residential project by MJ Shah Group, spans a carpet area of approximately 4,211 sq. ft. and a built-up area of around 4,632 sq. ft. The sale also includes three car parking spaces. As part of the transaction, a stamp duty of ₹1.35 crore and registration charges of ₹30,000 were paid.

Sinha had originally purchased the property in March 2020 for ₹14 crore. With the recent sale at ₹22.50 crore, the apartment’s value has appreciated by 61% over five years. According to Square Yards' Project Data Intelligence, 81 Aureate has witnessed eight registered transactions between February 2024 and January 2025, amounting to a total of ₹76 crore. The current average resale price for a 4BHK in the project stands at ₹51,636 per sq. ft., while the average monthly rental for such apartments is around ₹8.5 lakh.

Bandra West remains one of Mumbai’s most sought-after residential locations, particularly among celebrities and business elites, owing to its proximity to Bandra Kurla Complex (BKC), seamless connectivity via the Bandra-Worli Sea Link, and upcoming metro developments.

Despite this sale, property records indicate that Sinha still owns another apartment in 81 Aureate. The actress, who made her Bollywood debut in Dabangg (2010), has since established herself as a versatile performer with acclaimed roles in Lootera, Akira, and Mission Mangal. Most recently, she played a dual role in Sanjay Leela Bhansali’s period drama Heeramandi (2024). In addition to her acting career, Sinha has ventured into the beauty industry with SOEZI, a brand specializing in press-on nails.
