Edelweiss’ EAAA Buys One-Million-Sq-Ft Pune Office Park, Rental Yield Plus Portfolio Expands to 5.2 Million Sq Ft

Mumbai: EAAA, the alternatives arm of Edelweiss, has acquired a Grade A office park in Pune through its flagship commercial real estate fund, Rental Yield Plus (RYP).
The property offers approximately one million sq ft of gross leasable area. Following the transaction, RYP’s commercial real estate portfolio has expanded to 5.2 million sq ft, including nearly one million sq ft covered by binding contracts.
Maharashtra Entry
The deal marks RYP’s fifth investment and its first acquisition in Maharashtra. It also broadens the fund’s presence beyond Bengaluru and Gurugram into Pune, one of India’s established commercial property markets.
The asset is situated within a prominent office corridor in the city and is currently 95 percent occupied by a diversified group of marquee tenants.
Stable Income
According to EAAA, the high occupancy level provides immediate and stable rental income visibility. The fund also sees scope to create additional value through fresh leasing, operational improvements and rental optimisation beyond contractual escalations.
RYP primarily targets operating Grade A and A+ office properties capable of delivering regular income, attractive yields and long-term capital appreciation.
Investment Strategy
Since its first close in 2023, the fund has focused on institutional-grade offices in established markets with strong leasing fundamentals.
Its preferred assets are leased to prominent companies under long-term agreements. EAAA also employs technology-enabled analytics and active asset management to improve operating performance and generate long-term value.
Existing Portfolio
RYP’s earlier investments include Phase 1 of International Tech Park Gurgaon, acquired from GIC and CapitaLand, and MFAR Manyata Greenheart Tech Park in Bengaluru, purchased from MFAR.
Its portfolio also includes investments involving Embassy Office Parks and SP Infocity.

EAAA’s commercial real estate strategy is led by Gautam Hora, who has more than 25 years of professional experience, including over two decades in real estate investment, portfolio strategy and asset management.
The company operates an integrated commercial property platform spanning acquisitions, asset enhancement, active management and long-term value creation. The Pune deal further strengthens its position in India’s institutional office property segment.
