Mumbai: L&T and Shapoorji Pallonji win bid to redevelop two BDD chawls

Maharashtra Housing and Area Development Authority (Mhada) has given two projects to Larsen & Toubro and Shapoorji Pallonji for redeveloping BDD chawls, this might be the city’s biggest redevelopment project. The Maharashtra government is in process of finalising these two developers. The Larsen & Toubro will redevelop BDD chawls at Naigaon, Dadar and Shapoorji Pallonji Group to redevelop BDD chawls at NM Joshi Marg, Lower Parel.

As reported by Hindustan Times, Larsen & Toubro and Shapoorji Pallonji had placed in bids for Naigaon, Dadar and NM Joshi Marg, Lower Parel sites, and these two developers were the lowest bidders for these two projects. After the formal inauguration by Chief Minister, after the inauguration MHADA hopes to start actual construction in a month. The state government has given the developers seven years to complete the project said the vice president and chief executive of MHADA, SS Zende.

MHADA has made some tentative plans for the two projects. In Naigaon chawl it will build four buildings with 60 floors for saleble purpose, and 20 buildings for of 19 to 23 floors for the existing BDD Chawl residents at Naigaon. MHADA will also build a 20 storey commercial building as a part of sale component, in Naigaon project. The houses will be either built for higher income group (monthly income of atleast Rs 75,000) or for middle income group( monthly income group of between Rs50,000 and Rs75,000). While in the NM Joshi Marg project MHADA will build four saleble 47 storey building, out of which 2 will be for higher income group and two for middle income group. It will also build fourteen 22 storey buildings for existing residents. MHADA will also build a commercial tower.

The Bombay Development Directorate (BDD) chawls were build in 1920’s by Britisher’s in eye for creating low-cost housing in Mumbai. There are 207 such chawls spread across about 37 hectare in four areas – Worli, Sewri, NM Joshi Marg and Naigaon. About 12,327 families live in these 160-sqft houses.
